Pressure Washing & Surface Preparation San Antonio

Surfaces & Applications
Pressure washing is positioned at Dry Coats as part of professional preparation for painting and coating work — not as a standalone cleaning service. The goal is to prepare a surface so a coating bonds and performs, not simply to make it look clean for a day.
Appropriate applications include stucco, masonry, siding where substrate and manufacturer conditions permit, fencing, decking, exterior painted surfaces, concrete, commercial exteriors, and selected preparation areas. Each substrate requires a different approach.
Pressure, tip selection, distance, cleaning method, and surface condition must be appropriate for the substrate. Maximum pressure is not always better — excessive pressure can etch stucco, drive water behind siding, or damage wood. The method is matched to the surface, not the other way around.
Why Surface Preparation Matters
Coatings fail when they are applied over contamination. Dirt, dust, loose surface material, chalking, failed loose coating, biological growth, and surface residue all interfere with adhesion. Washing addresses these before a new coating goes on.
But washing alone does not replace scraping, sanding, repair, priming, concrete grinding, or other mechanical preparation when those processes are required. A coating applied over a clean but unprepared surface still fails if the substrate needs repair or profiling. Washing is one part of a complete preparation sequence.
Preparation by Substrate
Stucco & masonry: cleaning removes chalking and contamination, then the surface is dried and evaluated for cracks and existing coating condition before repainting.
Siding: a surface-appropriate washing approach removes dirt and mildew without driving water behind the siding or damaging the material.
Wood: cleaning avoids unnecessary damage and the wood is allowed adequate drying before staining or coating so the finish can absorb.
Concrete: cleaning may be one preparation step, but floor coatings often require grinding or other mechanical profiling to create the surface profile a resinous system needs. Cleaning alone is usually not enough for an epoxy or polyaspartic floor.
Pre-Paint Cleaning in San Antonio
San Antonio exteriors accumulate dust, pollen, and UV-driven chalking that interfere with coating adhesion. Pre-paint cleaning is a routine part of exterior repainting here because the climate produces exactly the surface contamination that causes premature coating failure when left in place.
Pressure washing and surface preparation connect directly to the coating services Dry Coats provides — it is preparation for those projects, not an isolated service.
